What Permits Do You Need to Build an ADU?

An accessory dwelling unit, or ADU, can add useful living space to your property. It may serve as a guest house, home for family members, rental space, or private office. Before construction begins, however, you need to make sure the project follows local building and zoning rules.

The permits you need will depend on where you live and how your ADU is designed. Here are some common approvals you may need.

Building Permit

A building permit is one of the main permits needed for an ADU. It allows the local building department to review the project and make sure the structure meets safety codes.

You may need to submit plans showing the size, layout, foundation, framing, and other parts of the ADU. Inspections may also take place at different stages of construction.

Zoning Approval

Before building an ADU, your property must meet local zoning rules. These rules may control where an ADU can be placed and how large it can be.

Zoning requirements can include setbacks from property lines, building height, lot size, parking, and distance from other structures.

Checking zoning rules early can help prevent major design changes later.

Electrical, Plumbing, and Mechanical Permits

An ADU often needs electricity, plumbing, heating, and cooling. Separate permits may be required for this work.

Electrical permits may cover outlets, lighting, and service panels. Plumbing permits may be needed for kitchens, bathrooms, and water lines. Mechanical permits can apply to heating and air conditioning systems.

These systems are usually inspected to make sure the work meets local safety codes.

Utility and Septic Approvals

You may also need approval for water, sewer, or septic service.

If the ADU connects to an existing septic system, the system may need to be checked to make sure it can handle the extra use. Properties using public water and sewer may have different connection rules or fees.

Plan Before Construction Starts

Permit requirements can change based on your city, county, property, and ADU design. Before starting work, confirm the rules with the local building and planning departments. Beginning construction without the proper permits can lead to delays, fines, or expensive changes.
